Terms and Conditions

Thank you for choosing to book with us. We wish you an amazing stay!

Please make yourself at home and read these following terms and conditions.
They apply to your booking and are here to ensure that you have a wonderful time in our guesthouse.


The prices of our rooms are available on our online booking system.

All our rooms are priced per night based on normal occupancy (with two people sharing one room and one child under 12 years old per bed).

Prices and availability for the celebration periods are available on request.

The price payable does not include breakfast for the number of nights stated on your booking. Breakfast is proposed at our restaurant.

Confirmation of Booking

Your booking will be completed when we acknowledge receipt of your booking request through our online booking system, direct contact or an external booking platform.

Prior to that, any booking will only be regarded as provisional.


Payments are due on arrival at the reception.

Payment for any outstanding balance for the cost of your stay and any extras incurred will be payable on departure.

We accept cash payments. Payments by credit or debit card are surcharge of 3%. Please note we do not accept American Express.


We kindly ask our guests from abroad to present us, at arrival, their passport and a visa in due form required by the Cambodian Immigration Service.

For Cambodian customers, it is necessary to present a valid identity card.


Cancellation by you

If you cancel three days or less before arrival, or fail to check in (“no-show”), or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking, less any costs not incurred by us as a result of your cancellation.

In agreeing to our terms and conditions, you authorise us to charge this amount to the credit/debit card used to secure the booking. It is recommended that you take out travel insurance which provides for cancellation cover.

Cancellation by us

In the unlikely event that we are forced to cancel your booking, due to circumstances beyond our control, we will attempt to offer you alternative accommodation.

If suitable accommodation is not available (or unacceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us.

In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of the cost of your booking.

Moreover, we reserve the right to refuse customers whom do not respect our policies, in due respect to and safety for our guests and staff.

Arrival and Departure

You will be able to check in between the hours of 2 PM and 10 PM.

Please contact us in advance to advise of an estimated time of arrival, as our reception is not continually manned.

Arrivals after 10 PM are by prior arrangement only. If prior arrangements have not been made, and you do not arrive by 10 PM, we are entitled to treat it as a “no-show”. Your booking will therefore be cancelled and we have the right to re-let your room.

We request that you vacate your room 12 AM on the day of departure.

Damage and Breakage

We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages which we consider to be deliberately or recklessly caused, for any items discovered missing after you depart or for the cost of the room for any time period for which it is considered un-usable due to damage.

In agreeing to our terms and conditions, you authorise us to charge this amount to the debit/credit card used to secure the booking.

If the damage/breakages are discovered after you depart, you will be notified of any charges in writing as soon as is reasonably practicable, to be settled by return of post.


We accept smoking guests in our establishment.

Smoking, however, is not allowed inside the rooms and in the common areas.

If you are smoking, we kindly ask you to use the balconies and the dedicated spaces at our bar restaurant, in regards to non-smoking guests. Ashtrays and bins are at your disposal.


Sorry, we do not accept pets.


We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence of us or our employees.

To avoid any of these incidents, our premises are continually monitored.

Arun Rass Guesthouse is not responsible for the content of external Internet websites.


Any data collected as a result of your booking will be stored in accordance with the provisions of the current data protection legislations of the booking systems and the Kingdom of Cambodia.


Any dispute between us will be governed by the non-exclusive laws of the Kingdom of Cambodia.

Our Policies

Welcome home!

We aim to provide you with the best comfort, security and peace possible.

  • Explosives, weapons, drugs, prostitution and gambling activities are strictly forbidden.
  • Please do not litter. We kindly ask you to help us protecting the environment and keep the rooms clean by putting any garbage into the bins.
  • When leaving the rooms, please turn off the lights, air conditioner, fridge and water.
  • Smoking is forbidden within the rooms and in the common areas. It is only allowed on the private balconies and at the restaurant tables, with ashtrays at your disposal.
  • Please respect the other guests by keeping noise low, especially after 10PM.
  • Take care of your valuable items by closing your room’s doors when needed. Our guesthouse is not responsible for any loss.
  • Any damage to the property caused by guests will be charged to them at full value.
